Buying Your New Home

Here's my process for guiding you in buying your dream home

1. We will determine a time to meet at my office, your home, a coffee shop, or wherever you like to discuss your needs, wants and desires with regard to your new home purchase. I'll go over the process in detail with you and should you decide you'd like me to represent you in this amazing journey, I'll have you sign an agency agreement. Once we have this agreement in place, I'll now be you buyer's agent and will be your expert guide and loyal to you in this endeavor.

2. From your criteria, I will begin searching for your new property. I always encourage my clients to keep an eye out for properties that interest them by setting up searches in Zillow and realtor.com. 

3. As we find properties that you think may be suitable, we'll schedule a time to go view each of them individually.

4. When we find the place you want to call home, we will fill out all the documents and contracts necessary to submit an offer. One important note, you will need to have a pre-approval letter already in hand from your lender of choice, or you will need to be able to prove you have the funds available if you are a cash buyer. When we have all the paperwork ready, I will submit it on your behalf to the seller's agent.

5. The seller's agent will present our offer to the seller. They can either accept, refuse or negotiate the terms of the offer. Once all parties agree and sign, we will then be under contract. 

6. We will now have a set amount of time, called the due diligence period, where we will have the opportunity to get the home and property inspected. Should we find anything during this time that we would like remedied, we can either ask for a reduction in price, or for the sellers to fix the issues. They are under no obligation to agree, but they may agree, refuse or negotiate these terms. Once all parties agree we will be well on our way to closing.

7. There is usually a short period of time, generally about a week, from the end of the due diligence period, to the closing date. On the day of closing I will join you at the law firm and you will sign the necessary contracts. Once all parties have signed, the law firm will record the deed and then distribute the monies. At this point, you will be handed the keys to your new dream home! 

8. We will go celebrate your monumental achievement in purchasing a new home, and you will now be the proud new owners!  Congratulations!
