My Selling Process

Let's get you familiar with my process for selling your property

1. We will designate a time to meet at your home to get familiar with each other and tour your property. I'll ask you questions concerning your needs, timeline and the property itself.  If you decide you'd like to work with me, I'll have you fill out an agency agreement that confirms I will represent you every step of the way in the process of selling your home. Once this is in place, I can get to work to bring your home to market and get you on your way to your next chapter in life.

 

2.  After our meeting I'll compose a comparative market analysis to determine a solid pricing strategy. Should your home need any improvements to help the selling process, I'll give you my suggestions at this time. 

3. Once the home is ready, I'll schedule a professional photographer to take pictures for your listing and our social media campaign.

4. During this time I will have created your MLS (multiple listing services) Listing. We will then complete all the necessary documents and contracts to be able to list your home. We'll determine a listing date and on that day, your property  will go 'live' and will be visible to the whole world via the MLS (where agents will have access to property details and documents), as well as sites like Zillow and realtor.com, where the general public will be able to view a limited version of your listing.

5. Interested parties or their agents will reach out to me to schedule showings. You will need to be away from your home during these showings and the home will need to be exceptionally clean, organized, decluttered and presentable. 

6. As parties find themselves interested in wanting to purchase your home, they will begin submitting offers. We can accept, refuse or counter any offer we receive until we reach a desired circumstance. At this point you will sign the offer to purchase and we will then be under contract!

7. The buyers will then have a period of time, that we call the due diligence period, in which they can have the home inspected and surveyed, among other discoveries. Before the due diligence period ends, they may ask for you to adjust the price or have things fixed, depending on if they found anything wrong with the home. You can either agree, deny or negotiate these terms. Once we come to a final agreement, and the due diligence period ends, there will then be a short period of time until closing.

8. At closing I will join you at the law office and you will sign your side of the closing documents. Once all parties sign, the law firm will record the deed. The monies will then be dispersed and the deal will be final.

9. The last step, is we go out for lunch and celebrate the incredible journey of the sale of your home, and talk about your next steps as you continue your journey in life. Should you be buying another home in the area, and you've chosen to work with me in this buying endeavor as well, we will have already been well on our way to finding your your next dream home.
